New conditions for "eOsela": families will be able to choose more spacious apartments

From July 17, 2026, the updated conditions of the state affordable mortgage program "eOselya" will come into force, which provide for an increase in the standard area of ​​​​housing for all categories of borrowers. This decision expands the options for Ukrainian families when choosing an apartment and allows them to consider more spacious apartments in new buildings.

In accordance with the changes, the government has established new standards for the area of ​​​​housing, which are subject to the program conditions:

• 52.5 m2 - for one person;
• 73.5 m2 - for a family of two or three people;
• an additional 21 m2 for each subsequent family member, starting from the fourth;
• the maximum standard area of ​​​​housing will be 115.5 m2.

"Now families of two and three people will receive a larger basic norm - 73.5 m2, which will allow them to choose significantly more options for two- and three-room apartments. For many buyers, this is a real opportunity to purchase housing of a more comfortable format that will meet their needs not only today, but also in the future, without the need to seek a compromise between area and lending conditions," - noted the commercial director of the company "Intergal-Bud", Olena Ryzhova.
